The Building Process

Marquee Homes wants you to know what to expect when building a custom home made just for you. The more you know about the process of building a home, the more exciting it will be for you and the more you will get out of the experience. Now its time to do what we love and make your dreams come true. Here is what to expect in the next couple of months

Site Work

Your home is now ready to begin. We first get your home site surveyed and staked, making sure all unwanted trees and brush are removed. Then the excavator comes in and set the pad site where the house will be placed.

Foundation

The form boards are laid in place. Underground utility lines including electrical, sewer, & water are now set. The concrete is then ready to be poured and cured. Next we install from the street to your foundation all utility lines including electrical, sewer, water, etc.

Framing

The wood structure is bolted to the foundation with anchor bolts and hold down straps. Walls are placed on top of the floor joists, followed by the roof trusses. Framing is one of the most exciting parts of the construction process. When the framing is completed your home is already 30-40% complete.

Roofing

Next all the roof framing & shingles are put down. Once they are completed, the doors, windows, fascia & soffit are ready to be set.

Exterior Finish

Exterior cladding in the next step in building your home. Depending on your home, this could include stone, brick, trim, siding, etc. Once this step is completed, the home is then painted and proper guttering is installed.

Mechanical System

Now its time for the mechanical stage of your home. You HVAC unit is ready to be installed. This meaning your air conditioning, heating, & ventilation system. Next all electrical and plumbing systems are roughed in. Followed by the installation of all tubs, showers, furnaces and all other large items.

Insulating your Home

Insulation plays a big role in building the comfort of your home. Studs are placed in all exterior walls and gaps between all doors, framing, windows and any other exteriors to prevent air penetration. This step configures the energy saving in your home.

Drywall

Drywall is hung or nailed to the ceiling and walls of your home providing more structure. This step is the longest. A fibrous tape is then placed between the sheets. Next, a couple of layers of joint compound is then spread along the walls.

Painting & Staining

Once the compound is dried & sanded smooth, its time for you to decide what kinds of walls you want. For example, do you want wallpaper or paint? Do you want texture to your walls or staining? All untextured walls can now be wallpapered or textured. Any pieces of trim that were put in unfinished can now be painted

Interior Finish

Now its time to get excited! Your home is almost complete. Following the painting and staining, tile, hardwood floors, door, window & base trim, carpet, and exterior doors are installed. Now its time to see your beautiful kitchen and rooms you have always wanted come together. All countertops, cabinets, and bathroom vanities are set. The outside Ac unit, light fixtures, door and cabinet hardware and appliances are installed.

Landscape & Cleanup

The final steps include putting in your driveway and sidewalk. Then the fence and irrigation system is installed, and you can begin laying sod and putting in trees just the way you like it. Begin cleaning all exterior and interior derbies that was left behind. A home is always judged by its cover.

Completion

The builder will now make a punch list of any mechanical or cosmetic items that need attention to. We will then review warranties and make sure you are completely satisfied with everything. We order a inspection, if your home is in a area that requires a final inspection by the building code officials. Then after the approval, A Certificate of Occupancy will be issued and you will then be given the keys to your new beautiful home.
